Top Tier Property Management, LLC operates in accordance with the Federal Fair Housing Act, as well as all state and local fair housing and civil rights laws. We do not discriminate against any person based on race, color, religion, gender, national origin, age, sex, familial status, handicap, disability, veteran status, or any other basis protected by applicable state or local laws.
Proof of Income: Last two (2) employment pay stubs. For new hires-a signed confirmation letter on company letterhead is required. Self-employed an IRS 1040 and an IRS Schedule C or Schedule K and form 1099 or W2.
Copy of your Social Security Card: A substitute for a social security card can be your W2, a completed tax return, a government ID or a Passport bearing your SS #, a VISA, or a copy of your ITIN number.
Pet Information: If a pet is allowed at the property, with the owner’s approval, a copy of the veterinary records and a photo of the pet will be required.
Drivers License or Photo ID: Please do not upload a copy of a photo identification. The photo ID will be required after the application is approved.
Additional Income: Please provide supporting official documentation for any additional income.
Cosigners: Top Tier Property Management does NOT allow cosigners.
All parties who will reside at the property, 18 years of age or older, are required to submit and complete an application and pay a $25 application fee per applicant. The application fee is non-refundable.
All applications and fees are to be completed and submitted in full. Top Tier Property Management considers applications for properties on a first received completed application basis. Only complete applications will be processed. Incomplete applications or applications received without supporting documentation or fees will be considered incomplete and will not be processed.
All applications are submitted to a third-party rental applicant screening company. Top Tier Property Management provides the third-party company with the information provided by you on your rental application. The third-party company will perform a comprehensive analysis of your information and a background check then render a decision regarding qualification for the rental property. The decision of the third-party company is final.
